1412 Broadway

1412 Broadway is a 415,000 sf building located south of Times Square at 39th Street.

In December 2004, Murray Hill Properties purchased 1412 Broadway at a cost of $107,300,000.

As the managing and leasing agent for the property, MHP implemented a $5,400,000 capital improvement program which included a new glass curtain wall installation for the first four stories of the building enhancing the appearance of the property by significantly enlarging the windows on lower floors. This would fill the lower floors with light and make them more valuable. This improvement to the façade also enhanced the property visually.

In November 2006, the property was sold for $168,900,000 to Principal Real Estate Investors.
