1250 Broadway
1250 Broadway is a 773,887 sf block-through building located at Herald Square, on the corners of 31st and 32nd Streets. The building was purchased in 2008.
1250 Broadway 39th floor after installation of new windows
This 39 story building is situated in an area with few tall buildings in the neighborhood. At the time of purchase, the top floor of 1250 Broadway was 11,000 SF with 22 foot ceilings but had no windows. MHP saw an opportunity to bring new value to the building by creating a panoramic view from the top floor.
MHP conducted a comprehensive process in order to choose the proper professionals for this groundbreaking project. J.T. Magen Inc. a general contracting firm was hired.
Windows were cut out to add a tremendous amount of natural light creating a one-of-a-kind space suitable for top-of-the-market operators. The installation of 82 new 16 foot windows created the spectacular wow factor we were seeking.
UPDATE: MHP procured a top of the line steakhouse as the tenant for the entire 39th floor. An in-house transaction, the tenant is paying retail rates for the entire 39th floor.
