Audrey Novoa, Executive Managing Director of Murray Hill Properties, has recently celebrated her 30th anniversary as a major real estate professional in the New York City commercial real estate market. Audrey initially worked at Williams Real Estate as the liaison between broker and attorney; then in 1979 Audrey joined the brokerage division of the company where she remained for 21 years as a broker, ultimately rising to the distinguished level of Executive Managing Director and the only female member of the Management Committee. In 2001 Audrey joined Murray Hill Properties as Executive Managing Director where she continues to be a leading force at the firm. She has been honored in a 2007 issue of Real Estate New York as one of their Women of Influence and in the May 2010 and May 2012, issue of New York Real Estate Journal honoring Women in Real Estate. Ms. Novoa was a candidate for the prestigious “Deal of the Year” award in 2011 and in 2013 was named as one of the “Top Women in Real Estate”.
Throughout her illustrious career, Audrey has represented highly prominent Tenants in providing real estate solutions to the vast number of questions Tenants have in the acquisition and disposition of their office space. She has also represented owners of major office buildings in the leasing and asset management of more than 6 million square feet of space. Because of Audrey’s unique ability to represent either the Tenant or the Landlord, depending on the circumstance and because of her vast knowledge of the intricacies of leases, Audrey has proven to be an expert in the art of negotiation. All of her clients respect her abilities and feel secure that their interests are being properly represented.
Audrey’s Tenant representation has included companies such as, The Loews Corporation in the leasing of 225,000 square feet, American Musical and Dramatic Academy in the purchase of 80,000 square feet, CBS Inc. in the sale of 49 East 52nd Street, Magno Sound in the negotiation of its 80,000 square foot lease, Fiber Media in the leasing of a 35,000 square foot data center.
Audrey’s Landlord representation has included the leasing of 750,000 square feet for the Ownership of 1 Park Avenue, the leasing of 1,000,000 square feet for the Ownership of 60 Hudson Street, the leasing of 400,000 square feet for the Ownership of 810 Seventh Avenue and the leasing of 400,000 square feet for the Ownership of 135 West 50th Street.
Audrey has sold the following buildings, 49 East 52nd Street to Fisher Brothers, 211 West 61st Street – four condominium floors to American Musical Dramatic Academy, 1829 Park Avenue to I.M. Peiser, 227 West 61st Street to CoWest Inc., 211 West 61st Street – three condominium floors to CoFinance Inc. and then to the Gateway School and 236 Second Avenue to the Functional Life Achievement School.
